This is a very good example of how the Corporations reply to logical requests.
The Law Counsel is confronting the corporations from many angles now. Because of this they have become very stand offish, in some cases they simply do not reply. One has to ask how many of them are actually capable/ have authority to reply.
We do not accept no reply , we use that as acquiesce. They do not like that. The Court of Appeal refusal to accept the case does not mean its finished. We have our Affidavits to wave in front of the lying bastards.

Formal Regulatory Complaint and Request for Immediate Investigation – 6 Taumaihi Street, Bulls

Subject: Urgent Claim – Gifted Defence Land Sold via Mortgagee Auction Without Lawful Authority
To the above-listed authorities,
This notice is issued by InLandsAirWater Counsel in relation to the property located at 6 Taumaihi Street, Bulls, Wellington Land District (Record of Title 555846). We are lodging a formal complaint and coordinated request for investigation into a serious and systemic breach of legal, fiduciary, and regulatory obligations across multiple agencies and entities.
The land in question was originally gifted by tangata whenua for defence purposes and used by the RNZAF. There is no clear or lawful record of its return, disposal, or alienation. Despite this, ANZ Bank New Zealand registered a mortgage over the land in 2016, and the property is now being marketed for sale via mortgagee auction by Harcourts Palmerston North (agent: Arend Renting), without any disclosed court writ, foreclosure order, or notification to trust parties.
This raises the following urgent concerns:
1. **Mortgage Registration without Lawful Title**:
– How did ANZ obtain authority to register a mortgage over land that may still be Crown-held, gifted, or leased?
– Has any return or reversion process from the Ministry of Defence been documented?
2. **Breach of Fiduciary and Regulatory Duty by ANZ Bank**:
– Was due diligence completed on the title history, including its defence status and possible trust interest?
– What was the lawful basis for enforcement and auction, given no proof of private alienation?
3. **Misrepresentation and Potential Fraud in Real Estate Conduct**:
– Harcourts Palmerston North is advertising the property as a mortgagee sale.
– No valid default or enforcement documentation has been served to the trust or occupants.
– There is no transparency about the origin of sale authority.
4. **Systemic Failure of Land Title Recording and Crown Disclosure**:
– LINZ title (555846) references prior instruments (507512, 516344, PROC 435904) but no gazetted disposal appears.
– No documented release from RNZAF or Ministerial office has been located.
We hereby demand the following actions:
– A **full investigation** by the Reserve Bank into ANZ’s handling of this mortgage and any securitisation of gifted or Crown land;
– Immediate **halt to any mortgagee sale or auction** until proper documentation and title chain are disclosed;
– A **review by the Real Estate Authority** of Harcourts and Arend Renting’s conduct, especially under Rule 12 of the Code;
– A **response from the Ministry of Defence** confirming whether any return or disposal occurred and when;
– A **search by LINZ** to identify whether the land was gazetted for return or private sale;
– An immediate inter-agency communication to prevent this from escalating to unlawful dispossession of trust-held land.
This matter is of significant public interest and touches on the abuse of power, loss of gifted lands, and lack of lawful due process. We reserve all rights, including trust protection, private jurisdiction, and escalation to international review.
We request written acknowledgment and coordinated response within 10 working days.
Sincerely,
InLandsAirWater Counsel – Trust Office

Kia ora,
Thank you for reaching out.
The Reserve Bank of New Zealand – Te Pūtea Matua is responsible for the ‘prudential’ supervision of banks, which involves monitoring registered banks’ financial condition and ensuring that they are complying with their conditions of registration. The Reserve Bank regulates and supervises banks for the purpose of promoting the maintenance of a sound and efficient financial system and avoiding significant damage to the financial system that could result from the failure of a registered bank.
However, we do not directly regulate the way that banks interact with customers or deal with individual customer complaints.
Given the nature of your concern, I suggest you contact the Banking Ombudsman. You can contact them on 0800 805 950, or make a complaint through their website: https://bankomb.org.nz/make-a-complaint/

Subject: Request for Oversight Clarification – Mortgage Registration over Gifted Defence Land (6 Taumaihi Street, Bulls)
Jericah no last name!
Thank you for your prompt reply and for outlining the Reserve Bank’s supervisory role regarding prudential regulation.
We acknowledge that the Reserve Bank does not investigate individual customer complaints. However, the matter raised in our formal complaint (dated 31 July 2025) does not fall under routine customer service—it relates to a systemic concern involving the registration, securitisation, and enforcement of a mortgage over defence-designated and gifted Māori land, which raises serious prudential, fiduciary, and oversight implications for the financial system.
Specifically:
Points requiring Reserve Bank consideration:
1. How was ANZ Bank able to register a mortgage over land with unresolved Crown and defence title history?
– This implicates conditions of registration and the Reserve Bank’s responsibility under Section 68 of the Reserve Bank of New Zealand Act 1989, where it must respond to conduct that poses a risk to the soundness of the financial system.
2. If securitisation occurred, was Crown or trust-held land unlawfully bundled or represented as a private financial asset in any financial instruments, securitised portfolios, or overseas offerings?
3. Does the Reserve Bank hold any record of ANZ’s prudential reporting or mortgage risk classification involving 6 Taumaihi Street (Record of Title 555846)?
4. What due diligence responsibilities do regulated banks have to ensure that underlying land interests are not misrepresented or illegally converted for enforcement purposes?
Request for Regulatory Coordination
As this matter crosses the jurisdictions of:
– Real estate conduct (REA),
– Crown land disposition (LINZ),
– Defence land management (MOD),
– Banking prudential supervision (RBNZ),
we request the Reserve Bank initiate cross-agency coordination to prevent:
– Unlawful conversion or auction of trust or Crown land;
– Securitisation of unauthorised or misrepresented mortgage instruments;
– Reputational risk to the financial system due to failure of fundamental title validation.
We reiterate that this is not a personal mortgage dispute, but a trust-initiated systemic oversight alert concerning possible fiduciary abuse and conversion of gifted whenua (land) into commercial mortgage instruments without lawful authority.
We Reserve All Rights:
This notice stands under Private Trust authority, with full reservation of:
– Non-disclosure rights under fiduciary trust frameworks,
– Treaty-based protections,
– Right of international escalation under UNDRIP and associated oversight channels.
Please escalate this internally to your Banking Supervision – Legal or Enforcement Division and advise us of any further documentation or affidavits required to formalise the investigation request.
We look forward to your written acknowledgment and an initial response within 10 working days.
Totally in good faith
